Each of these elements plays a crucial role in ensuring a safe, dry, and energy-efficient crawlspace.

  • Free Inspection

A free inspection is an initial assessment offered by professionals to evaluate the condition of the crawlspace. This includes checking for signs of moisture, mold, pest infestations, structural damage, and other issues. Based on the findings, recommendations for encapsulation or repairs are provided.

  • Encapsulation

Crawlspace encapsulation involves sealing off the crawlspace from external elements like moisture, pests, and air drafts. It includes the installation of a durable vapor barrier, insulation, and other components to create a controlled environment. This process helps improve energy efficiency, reduce humidity, and protect the home’s structural integrity.

  • Vapor Barrier

A vapor barrier is a thick, durable plastic or polyethylene sheet installed on the floors and walls of the crawlspace. Its primary purpose is to prevent moisture from the ground from seeping into the crawlspace, reducing the risk of fungus, wood rot, and other moisture-related issues.

  • Fungus Removal

Fungus removal involves eliminating fungus growth within the crawlspace caused by excessive moisture. This may include cleaning, scrubbing, or using specialized antimicrobial treatments to kill and prevent future fungus growth. Fungus removal ensures healthier air quality and protects the home’s structural materials.

  • Dehumidifier

A crawlspace dehumidifier is installed to maintain optimal humidity levels. It works by removing excess moisture from the air, which helps prevent mold growth, wood rot, and pest infestations. Dehumidifiers are often energy-efficient and designed specifically for crawlspaces.

  • Sump Pump

A sump pump is installed in crawlspaces with standing water or flooding issues. It collects water in a designated basin and pumps it away from the foundation, preventing water damage and maintaining a dry crawlspace. This is often a critical step in areas prone to heavy rain or high water tables.

  • Insulation Repair/Replacement

Damaged or missing insulation in a crawlspace can lead to energy loss and increased utility costs. Repairing or replacing insulation involves removing old or damaged materials and installing new, moisture-resistant insulation to improve energy efficiency and temperature control within the home.

  • Drainage System

A properly installed drainage system is crucial for preventing water intrusion in the crawlspace.

French Drain: A trench filled with gravel or rock containing a perforated pipe that redirects water away from the foundation. It collects groundwater and channels it to a designated drainage point, such as a sump pump or storm drain.

Egress Drain: Similar to a French drain but often designed for areas where water pools near entry points, like crawlspace doors or basement exits. It ensures efficient removal of surface water, keeping the crawlspace dry.

  • Gutter Downspout Extension

Extending the gutter downspouts helps direct roof runoff water at least 6–10 feet away from the foundation. This prevents water from pooling around the base of the home, reducing hydrostatic pressure that could lead to moisture infiltration in the crawl space. Downspout extensions are often made from durable materials like PVC or flexible tubing and can be buried underground for a clean appearance.

  • Vent Sealing/Insulation

Sealing and insulating crawlspace vents prevent outside air, moisture, and pests from entering.

Sealing: Vents are closed using durable materials like foam board, caulk, or vent covers, creating a tight barrier. This reduces the risk of condensation and humidity buildup in the crawlspace.

Insulation (for vents): Insulating the sealed vents helps maintain consistent temperatures, improving energy efficiency and protecting the home from moisture-related issues like fungus or wood rot. It is especially important in homes with HVAC systems or ductwork running through the crawlspace.
